The Second Deck on a Boom-Era House
For deck contractors in Lake in the Hills, much of the work involves one generation of houses. The village grew from 5,866 people in 1990 to 23,152 in 2000, and it issued more than 1,000 residential building permits in 1995 at the height of that boom. Many of those homes got a basic pressure-treated deck when they were new or in the first few years after. Roughly 25 to 30 years later, those decks are graying, splitting and loosening at the stairs.
East of Randall, west of Randall
Randall Road divides the village. To the east are the older sections, known locally as the Original, Indian, Tree and Presidents sections, which grew from the summer-cottage community Judge Walter J. LaBuy founded around Woods Creek Lake in 1923. West of Randall, toward Route 47, annexations in the late 1980s and early 1990s opened land for subdivisions such as Big Sky, Harvest Gate and Spring Lake Farm. The east side brings smaller, older lots and varied construction. The west side brings repeated floor plans and newer framing, which usually makes the swap from old deck to new one straightforward.
HOA approvals come first
Many west-side subdivisions and Boulder Ridge, a gated community with a country club, have associations that review exterior changes. Before any digging, we suggest you get the architectural guidelines from your HOA. We can provide a site plan, a materials list and color samples to include in the request. Common rules cover deck footprint, setbacks from lot lines, railing color and whether lattice or privacy screens are allowed.
Upgrading from builder grade
- Boards: composite or PVC instead of pine that needs sealing every few years
- Railings: aluminum or composite systems with cleaner lines and less upkeep
- Stairs: wider treads and a landing if the original stair was steep
- Shade: a pergola or partial roof over the table area
- Footings: new concrete piers below frost depth rather than reusing old posts whose condition is unknown
Families who stay
About 84.4% of homes in the village are owner-occupied, and 94.9% of residents lived in the same house a year earlier (Census ACS 2020-2024). Average household size is close to three people. Many families are deciding between patching the old deck again and building one that will last as long as they plan to stay. We show you the costs of both, side by side.
Permits and inspections
Before any work starts, we check with the village on what permit your project needs. We prepare the drawing set, and footing and final inspections are scheduled as the village directs. Footings go below the frost line to the depth listed on the approved plans.

- A 1990s building boom. Population rose from 5,866 in 1990 to 23,152 in 2000, and the village issued over 1,000 residential building permits in 1995, so much of its housing and many original decks date from that decade.
- Randall Road divides old and new. Randall Road separates the older east-side sections near Woods Creek Lake from the newer subdivisions to the west, including Big Sky, Harvest Gate and Spring Lake Farm.
- Long-term owners. About 84.4% of homes are owner-occupied, the median owner-occupied value is $321,900, and 94.9% of residents lived in the same house a year earlier (Census ACS 2020-2024).
- Gated and golf communities. Boulder Ridge is a gated community with the village's only 18-hole golf course, and The Lakes of Boulder Ridge has a 9-hole course and duplex homes.

Lake in the Hills Questions
My 1990s deck still looks okay. Is it worth replacing?
Check the ledger and stairs first. Many decks from that era were attached with nails instead of bolts and lack flashing. If the framing is sound, new boards and railings can extend its life. We will inspect it and give an honest call.
Does my Lake in the Hills HOA have to approve a new deck?
Many subdivisions do require approval, especially west of Randall Road and in Boulder Ridge. Get your association's guidelines first, and we will provide the plans and samples to submit.
Can you reuse my old deck posts and footings?
We usually do not. Original footings may be too shallow or too small for a new layout, and their condition below ground is unknown. New piers below the frost line are the safer base.
Do you work on the older lake-area homes near Woods Creek Lake?
Yes. Older east-side homes often have smaller lots and quirks such as uneven foundations, so we measure carefully and may design a smaller, lower deck.
