How We Work

Every project starts with a visit to your yard. We measure the space, check how the house is built where a deck would attach, look at grade and drainage, note doors, windows and utility lines, and talk through how you want to use the deck. On an older deck, we probe posts, joists and the ledger board for rot before recommending repair or replacement.

Northern Illinois decks have to handle a real winter. Footings go below the frost line so the ground cannot heave them, which in the Chicago area is generally 42 inches; we confirm the depth and the rest of the permit requirements with the City of Elgin or your village before anything is built. If your home is in one of Elgin's historic districts or in a subdivision with a homeowners association, we plan for that review as part of the schedule.

After the visit you get a written, itemized quote that lists the size, materials, railing and stair details, permit work and price. Nothing starts until you approve it, and any change in scope is agreed with you in writing first.
