Frequently Asked Questions
Deck Contractors Questions
What are the building codes for decks in Illinois?
Illinois requires cities and counties to enforce rules at least as strict as the International Residential Code, under a state law that took effect January 1, 2025. Local codes can be stricter. For decks that usually means footings below the frost line (generally 42 inches in the Chicago area), guards at least 36 inches high on decks more than 30 inches above grade, balusters no more than 4 inches apart, and a permit with inspections. We confirm Elgin's exact requirements when we file.
How much does it cost to build a deck in Elgin?
Angi's 2026 national data puts an average deck at about $8,300, with most projects between roughly $4,300 and $12,700, or about $30 to $60 per square foot. A 12x16 deck lands around $5,400 to $10,800 on that scale. Composite, second-story height, covers and custom railings push the price up. We give you a written price after seeing the yard.
Do I need a permit to build a deck in Elgin?
Most likely, especially for an attached or raised deck. Elgin's Community Development department issues building permits and inspects permitted work. Call 311 from inside the city, or (847) 931-5920 from outside, to check your project. We handle the drawings, the application and the inspections.
How deep do deck footings need to be near Chicago?
The frost depth used across the Chicago area is generally 42 inches, so footings typically go at least that deep, and holes are often dug a bit deeper. Your permit sets the exact number. Shallow footings can heave in winter and pull a deck out of level.
Is composite decking worth it in Illinois?
It depends on how long you plan to stay and how much upkeep you want. Composite costs more up front but does not need staining, and it does not rot the way wood can in humid summers. The framing underneath is still wood, so the footings, ledger and joist protection matter as much as with a wood deck.
Can I build a deck in an Elgin historic district?
Exterior work in Elgin's historic districts may need review by the Elgin Heritage Commission, which created the design guideline manual for landmarks and historic districts adopted in 2022. What is reviewed depends on the property and where the deck sits, so we check with the city before drawing your deck, match materials and details to the house where needed, and include any review time in the schedule.
When is the best time to build a deck in the Fox Valley?
Spring through fall is the main building season, and spring and summer book up first. Footings need ground that is not frozen, so winter builds are limited. Planning and permits can happen over the winter so construction starts as soon as the ground allows.
Composite Deck Building Questions
How much does a composite deck cost?
Angi's 2026 data puts installed composite at about $25 to $54 per square foot, and Forbes Home lists a 10x20 composite deck at roughly $5,000 to $9,000. Railings, stairs, height and board line move the price. We give you a written number after seeing the yard.
Does composite decking get hot in the sun?
It can, especially darker colors in full afternoon sun. Lighter colors and some newer board lines run cooler. If your deck faces south or west with no shade, we bring light and dark samples so you can feel the difference.
Can I shovel snow off a composite deck?
Most manufacturers allow a plastic shovel pushed along the length of the boards. Metal blades can scratch the cap. Many brands suggest calcium chloride ice melt rather than rock salt; check your brand's care guide.
Is the frame under a composite deck also composite?
Usually not. Most composite decks sit on pressure-treated wood framing, though steel framing is an option. That is why footings, ledger flashing and joist protection still matter.
How long does composite decking last?
The boards are designed to last decades, and major brands back them with long limited residential warranties; Trex, for example, lists 25 to 50 years. The life of the whole deck also depends on the framing and how well water is kept out of it.
Wood Deck Building Questions
How much does a wood deck cost?
Fixr puts installed pressure-treated decks at about $15 to $25 per square foot and cedar at about $19 to $29. Angi's 2026 size table puts a 12x16 deck around $5,400 to $10,800. Height, stairs and railing style change the total.
Is cedar better than pressure-treated wood?
Cedar is more stable, naturally decay-resistant and better looking, but costs more. Pressure-treated pine is cheaper and resists rot through chemical treatment. Many decks use cedar on top and treated lumber for the framing.
How long does a wood deck last in Illinois?
It depends on how well the deck sheds water and how often it is finished. Rot at the ledger, joists and posts is what usually ends a deck. Good flashing, drainage gaps, ground-contact lumber and regular staining extend its life.
When can I stain a new pressure-treated deck?
Once the wood is dry enough to absorb stain. A common test is to sprinkle water on the boards: if it beads, wait; if it soaks in, the wood is ready. Wet treated lumber can take weeks or longer to dry.
Deck Repair & Replacement Questions
How much does deck repair cost?
Angi's 2026 figures put the average deck repair at about $2,250, with board or railing repairs commonly $500 to $4,000. Structural work on the ledger, posts or footings costs more. We quote after inspecting the deck.
Is it cheaper to repair or replace a deck?
Repair is cheaper when the framing and footings are sound. Once rot has spread through the joists or the ledger and the footings are failing, repairs can cost close to a new deck without fixing the underlying problems. We price both when it is close.
Can I put new boards on an old deck frame?
Sometimes. If the joists, beams, posts, ledger and footings are sound and the joist spacing suits the new boards, resurfacing can work. Composite boards often need closer joist spacing than wood, which may mean adding joists.
Do I need a permit to repair a deck in Elgin?
Small repairs like replacing a few boards often do not, but structural repairs and replacements usually do. Elgin's Community Development department can tell you what applies; we check before starting and pull the permit when one is needed.
How do I know if my deck is safe?
Warning signs include soft or bouncy boards, loose railings, a gap at the house, rusted hardware and posts that are soft at the base. If you see any of these, stay off the affected area and have the structure checked.
Covered Decks & Pergolas Questions
How much does a covered deck cost?
HomeAdvisor lists a deck roof at about $3,000 to $10,000, and Fixr puts a covered deck at about $40 to $100 per square foot including the deck. Roof style, size, tie-in to the house and finish materials decide where yours lands.
Can you add a roof to my existing deck?
Sometimes. A roof adds weight and snow load, so the existing footings, posts and beams have to be able to carry it. If they cannot, the roof can go on its own posts and footings, or the deck may need reinforcing.
Do I need a permit for a pergola in Elgin?
Often, especially when it is attached to the house or the deck, or when it is large. Rules depend on size, attachment and location on the lot. We check with Elgin's Community Development department before we build.
Will a pergola hold up to snow?
An open pergola lets most snow fall through, so it carries far less than a solid roof. Louvered covers are designed for snow when closed, but each system has its own load rating and instructions for winter. We go over those for the system you choose.
Deck Railings & Stairs Questions
How high does a deck railing have to be?
Under the IRC, which Illinois uses as a minimum, guards are required on decks more than 30 inches above grade and must be at least 36 inches high, with openings that will not pass a 4-inch sphere. Local codes can be stricter; we build to your permit.
How much does it cost to replace deck railings?
Fixr puts installed railings at about $30 to $50 per linear foot for wood, up to $140 to $210 for glass. A typical deck has 30 to 60 feet of railing, so material choice makes a big difference.
Can I put cable railing on my existing deck?
Often, but cable railing puts heavy tension on the end and corner posts. Older posts usually need reinforcing or replacing so the cables stay tight and the posts do not pull over.
What is the code for deck stairs?
Common IRC limits are risers no more than 7 3/4 inches tall, treads at least 10 inches deep and a handrail 34 to 38 inches high when there are four or more risers. Riser heights should be even all the way down.
Deck Staining & Sealing Questions
How much does it cost to stain a deck?
Angi's 2026 data puts deck staining at about $2 to $4 per square foot, with most jobs between $550 and $1,250. Stripping, heavy sanding and lots of railing add to the price.
How often should a deck be stained in Illinois?
Angi suggests every two to three years, and most stains last two to five years. Decks in full sun and boards that take foot traffic wear first. When water stops beading on the boards, it is usually time.
Is it better to stain or seal a deck?
A clear sealer keeps water out but does not stop sun graying. A semi-transparent stain does both while showing the grain, which is why it is the most common choice. Solid stain hides more wear but can peel on the walking surface.
How long after rain can you stain a deck?
The wood needs to be dry, which usually means at least a day or two of dry weather, longer after a soaking rain or in humid conditions. Staining damp wood leads to poor absorption and peeling.
